Today’s home selling environment is rapidly evolving, with homeowners torn between the modern surge of FSBO (For Sale By Owner) and the traditional reliability of Realtors.  People new to the concept of FSBO often ask; “Why should I sell my home on my own?”.  The short answer is that by selling your home on your own you are poised to save tens of thousands of dollars. 

I am a licensed real estate agent in New York State. I earn my living from real estate, and I earn it through commissions.

So why am I writing an article suggesting that you may be able to take an alternate path? Because my business is strong and I have friends and family all over the country. Many of them are facing financial difficulty, and can’t afford to have a professional agent like me sell their home. There’s enough business for all of us, and since I’ve been helping my family and friends with my expertise and experienced, I started Project fSBO to help you too.

More homeowners are gravitating towards the FSBO approach, given its promise of autonomy and potential cost savings. This approach, though not entirely new, is now empowered with a resources like Project FSBO, transforming the very dynamics of residential real estate sales.

While the percentage of FSBO sellers has gone up and down over the years I’ve been a real estate professional, it is typically only 8% to 12% of sellers who go the FSBO route.

On the other end of the spectrum lies the age-old practice of hiring a real estate agent to sell your home. Their perceived value lies in their market knowledge, vast networks, and experienced negotiation tactics, Realtors have long been the trusted choice for many home sellers.

As a licensed real estate broker myself, I know that there are great agents who can make the process smooth, painless and profitable.  But I also know that the barrier to entry in becoming a real estate agent is low, and the bulk of real estate agents are not able to sustain a full-time living, nor have they received any formal training in their job.

FSBO, or For Sale By Owner, is precisely what the name suggests. Homeowners choose to handle the sale of their property independently, without relying on a real estate agent.

This method enables homeowners to take matters into their own hands, orchestrating property viewings, negotiations, and the intricate details of the sale themselves.  Frankly, it’s a big job, and there are pitfalls, but with proper planning, research, guidance, and pro tips, it’s within the grasp of most people.

Benefits of Selling Your Home as FSBO

The allure of FSBO is largely rooted in its benefits:

Cost savings: No commission fees

Without the involvement of real estate agents, FSBO sellers save significantly on commission costs, which usually run between 5-6% of the home’s selling price. 

Real world savings – up to 6% of the sales price

For a $500,000 home, that can be as much as $30,000 that goes directly into your pocket.

As a FSBO seller, you are in control over access to your property.  You won’t be inconvenienced by showings during off-hours, nor will you have to worry about strangers roaming your home unescorted.

Frankly, while important, when it comes to marketing you don’t want to reinvent the wheel.  Be creative for sure, but you will want to emulate the format and style of marketing materials in your specific location. 

I have seen some really bad marketing – both amateur and professional. I see pictures of open toilet seats, reflections of the photgrapher holding an iPhone in front of a mirror, underwear on the floor, and many more transgressions. Keep it simple and emulate what works.

Realtors assess local market trends, recent sales, and other pertinent data to price your home optimally, ensuring it neither undervalues nor out-prices itself from potential buyers.

Harnessing multiple channels, from open houses to online listings, Realtors maximize your property’s visibility to the right audience. 

This is one of the stronger points in favor of utilizing a real estate firm to sell your property.  They have an infrastructure in place to produce and distribute marketing materials to a wide array of outlets. 

One important thing to note is that Realtors will boast about “custom personalized marketing plans”.  This isn’t true.  Your property will be integrated into the same marketing machine that every other property is.  It’s not a bad thing, but it’s not “personalized”.

Navigating the complexities of home selling

Experienced Realtors assist in interpreting and managing the paperwork, legal aspects, and nuances that come with property sales.  Inexperienced agents can do more harm than good when it comes to the real world intricacies of selling real estate. 

Regarding paperwork, we unilaterally recommend that you engage an experienced local real estate attorney whether or not one is required by law in your location. 

Advantages of Using a Realtor

Access to a wider network and buyer pool

It is often claimed that Realtors have an extensive list of potential buyers and professional connections. This is often only partially true.  Yes, they have more professional contacts, and yes, their firm is probably able to reach a wider pool of buyers, but the notion that they have a private list of buyers is moot.  “If” they do have a list of potential buyers, you have to ask yourself “To whom would they be loyal to?”  Additionally, were you to list your property on your own and offered a buy-side commission, there is no reason they wouldn’t bring their buyers to your property. 

Expertise in closing deals and legal processes

Claim: Their experience in handling numerous property sales equips Realtors with the ability to foresee and mitigate potential roadblocks, ensuring a smooth sale.

It is true that experience in closing deals is a huge positive thing.  There are always wrinkles to be worked out, but as a FSBO seller, you only have to work through one set of wrinkles – those on YOUR deal.

With a Realtor managing viewings, negotiations, and paperwork, sellers can focus on their next steps without the sale-related stress.

If you’re considering going FSBO, this isn’t a trivial concern.  What is likely to be the largest single financial transaction of your life can be very stressful.  Buyers and sellers alike are turned up to “11”, and you must deal with this.

While Realtors charge commissions, FSBO might entail other costs, from marketing expenses to legal consultations.  These fees are usually much less than the commission fee, so they shouldn’t be significant expenses.  (And even if you were to use a Realtor, in many locations, you would still be required to hire an attorney)

People often think that while FSBO’s lack of commission is undoubtedly alluring, unexpected expenses can emerge, from home staging to potential price reductions if the property doesn’t sell promptly.  These hidden costs exist whether or not you have an agent or not.  Price reductions are common, and staging expenses are born by the seller, not the Realtor.

On average, Realtor-backed sales might be quicker due to their wider marketing reach. However, FSBO properties, when priced and marketed effectively, can compete in this arena.
