The FSBO Journey: Understanding the Timeline to Sell Your Home

Embarking on a For Sale By Owner (FSBO) journey is a commendable choice, reflecting the rise in homeowners taking charge in selling their properties. This overview provides insight into the seven crucial steps in the FSBO timeline, ensuring a smooth and efficient sale while maximizing profit and minimizing time on the market.

As a licensed real estate broker with over 20 years of experience, having closed hundreds of deals, I know how much variation there can be regarding how long the process takes.  When my clients ask me “how long will it take to sell my home?”, the answer is universally “it depends”. 

Experience has taught me that determining a target timeline for a given property is based primarily on three specific things:

  1. Property condition
  2. The current local real estate market
  3. Pricing

In this article I share my professional experience and insight on estimating how long it will take for a property to sell, but there are never any guarantees.  Each situation is unique, and must be treated accordingly.

How Does a FSBO Sales Timeline Differ From Selling With a Realtor?

In a FSBO, you are doing everything yourself.  Since you’re almost certainly unfamiliar with much of the process, things tend to take longer.

Literally in the sense that I have access to sophisticated technology for listings, marketing, tracking, and advertising. 

Figuratively in the sense that I am very familiar with all aspects of the process, and tasks like assisting my seller assemble a team of professionals is second nature.

Things will necessarily move a bit slower for the FSBO seller simply because they don’t have the experience. 

To help plan, we break down the seven steps of a FSBO sale, and give a range of how long each is likely to take.  Please note that the steps are not necessarily linear, and can be done in parallel.

I had a client who was moving to Europe on short notice because of a job assignment.  Fortunately for them, the market was hot, and their property was in a great location and showed well.  We priced it exactly where we thought it would sell, and after multiple offers, they actually received $70,000 over asking price.

Slow Sale

I had a recent seller who lived in a large multifamily dwelling for over 40 years.  She raised her children there and it was the source of many fond family memories.  Unfortunately, she attached her positive memories of her home to its’ value, and overpriced the home significantly.  The home stayed on the market for over 5 months and experienced several price reductions along the way.
