According to the 2019 National Association of REALTORS® Profile of Home Buyers and Sellers, approximately 92% of residential sales transactions in the United States are completed with a licensed real estate agent representing the seller in the process.  For that service, the typical fee paid to the real estate agent for their service ranges between 5% and 6% of the total sales price. 

For a $500,000 sale, the commission due to the real estate broker will be $25,000 to $30,000. 

The real estate industry is huge, and there are many persuasive arguments in favor of using a real estate agent to sell your home.  I am one of those agents.  I am a full-time licensed associate real estate broker in the state of New York.  This is how I make my living.  But I recognize that for many people their situation and local market make selling their own home a viable option.

This is the most obvious reason.  You save money when selling your own home.  A lot of money.  Potentially enough money to buy a car, start a college fund, take a first-class vacation, or remodel your new home.

Example:  In the sale of a $500,000 home, the commission is typically between $25,000 and $30,000.  (5% to 6% of the gross sale price).  Even if you as a FSBO seller decide to offer a “Buyer’s Broker” commission of between 2.5% and 3% (One half of the full commission), you would still be paying between $12,500 and $15,000 in commission.

For most people those numbers are staggering.  They may even make the difference between walking away from the sale of your home with a net profit or a net loss on the sale.

Realtors often have a strong aversion to For Sale By Owner (FSBO) transactions due to the disruption it causes in the traditional real estate market. The FSBO approach allows homeowners to bypass utilizing a real estate agent, thereby avoiding the need to pay a commission fee, which is a significant portion of a realtor’s income.

This DIY home-selling method can also diminish the perceived value of a realtor’s expertise and network, which are primary selling points for their services. Arguments real estate agents use to scare potential FSBO sellers

Real estate agents have many well-rehearsed arguments and objections to dissuade you from trying to sell your home on your own, but they mainly boil down to the following two specious arguments:

    1. “By using me, you will actually sell for a much higher price, and so even though you will be paying me a commission, you will net more money from the sale.”

For this argument, there’s no way to actually know for sure if a higher price was possible, since you can’t sell your home “twice” at the same time – once with an agent, and once on your own. 

Secondly, this argument also gains credibility because many FSBO sellers don’t really know what they’re doing, and thus are more likely to leave money on the table.

No, you don’t.

Do you make more money with a real estate agent than with FSBO?

Here’s the ubiquitous real estate agent proposition:

“Yes, you pay a 6% commission, but when you look at the sale, it’s a very small number, and if we get you MORE money, that could very well cover the entire commission!”

Here’s the problem with that analysis.  (If you can’t stand math, just jump to the conclusion of this section where we discuss your net profit – i.e. the money you get to keep)

FSBO vs real estate agent: What do I save?

Let’s say that you’re selling our $500,000 example home.  Let’s further assume that you pay 3% of the sales price in closing costs.  (Note:  Closing costs vary considerably depending on your location, so this is just a ballpark figure). This makes our closing costs $15,000.

Let’s also assume that you have an outstanding mortgage on your home for 80% of the value.  (Note:  Again, this varies considerably from case to case, and you will have to consider your case individually).  At 80% you owe the bank $400,000 at closing. 

Let’s combine everything and do the math for the closing of our $500,000 home both with, and without, a real estate broker’s commission.  The number we’re interested in is the NET PROFIT.  This is the amount of money that goes in your pocket after the sale.

INFLOWS

Sales Price:                         $500,000

OUTFLOWS

Mortgage:                           $400,000

Closing Costs:                    $15,000

GROSS PROFIT                   $85,000 ($500,000 – $400,000 – $15,000)

Case 1: For Sale by Owner – No Real Estate Agent Involved

If you’ve used a real estate agent now is the time to pay them their 6% of $500,000, or $30,000

YOUR NET PROFIT                           $55,000 ($85,000 – $30,000)

Case 2: For Sale by Owner – No Real Estate Agent Involved

If you sold it yourself, (FSBO), you don’t pay that commission, and your net profit :

YOUR NET PROFIT                  $85,000

Results

CONCLUSION:  Although the commission is calculated from the sales price of the property, THE MONEY PAID TO THE REAL ESTATE AGENT COMES DIRECTLY OUT OF YOUR POCKET.  In this example there’s $85,000 in play that could all be yours, but in reality, that $30,000 “6% fee” turns out to be “A 35.3% FEE!”.  ($30,000 / $85,000)

Reread this as many times as necessary to fully understand this – it’s vitally important and the single biggest factor in how much money you get to keep in the sale of your home.

This is often portrayed as a powerful reason NOT to list your home on your own.  Fear of loss is perhaps the most powerful emotion that guides our decisions.  The not-so-subtle message is that if you don’t abdicate all your decision making to the real estate agent, you will fail and potentially lose tens of thousands of dollars.

Most of us share an innate level of trust in real estate professionals.  The attitude that most people have is: “I don’t know anything about real estate, and they’re the experts.”  This is understandable, and my clients have always put their trust in me whether selling or buying.  Real estate agents have a fiduciary responsibility spelled out by law to protect the interests of their clients.
